Miami Student Housing 2026: Areas Near UM, FIU & MDC

Miami is the most international city in America — 60% of residents were born outside the US. For international students, this means a built-in community from day one. The University of Miami, Florida International University, and Miami Dade College together host 200,000+ students, and the city’s Latin American and Caribbean influences make it unlike anywhere else in the US.

University of Miami (Coral Gables)

Coral Gables: One of Miami’s most beautiful neighborhoods — Mediterranean Revival architecture, banyan-lined streets, the Biltmore Hotel. UM is in the heart of it. Rooms USD 900–1,600/month. Expensive but walking distance to campus.

South Miami: South of UM, along US-1. More residential, a proper downtown with Sunset Place shops and restaurants. 5–10 min drive or Metrorail. Rooms USD 800–1,400/month.

Dadeland & Kendall: Further south on the Metrorail. Suburban but well-connected. The Dadeland Mall area has modern apartment complexes. 15–20 min Metrorail to UM. Rooms USD 700–1,200/month.

FIU (Sweetwater)

Sweetwater & Westchester: The areas around FIU’s main campus. Predominantly Hispanic neighborhoods — incredible Cuban and Nicaraguan food. Rooms USD 700–1,200/month. One of Miami’s last relatively affordable areas.

Doral: Northwest of FIU, near the airport. Modern planned community with good amenities. 10–15 min drive. Rooms USD 800–1,400/month.

Miami Dade College + Downtown Institutions

Brickell: Miami’s financial district, packed with luxury condo towers. Walking distance to MDC’s Wolfson Campus and FIU’s downtown campus. Rooms USD 1,200–2,200/month. Expensive but you’re in the center of everything.

Little Havana: West of Brickell, the heart of Miami’s Cuban culture. Calle Ocho’s ventanitas (coffee windows), the domino park, and some of America’s best affordable food. 5–10 min Metrorail downtown. Rooms USD 700–1,300/month.

Edgewater & Midtown: Between the Design District and Biscayne Bay. Rapidly gentrifying with new apartment towers. Rooms USD 900–1,700/month.

Transport Reality

Miami has the Metrorail (one elevated line) and Metromover (free downtown people mover). It’s not a comprehensive system. Most students need a car — Miami is designed for driving, the humidity makes waiting for buses unbearable in summer, and the city sprawls across 50+ km from Homestead to Aventura.

Do I need Spanish in Miami? Not essential but incredibly helpful. In areas like Hialeah and Sweetwater, Spanish is the default language. Even in Coral Gables, you’ll hear it everywhere. Take some Spanish classes alongside your studies — it’ll open up the city. Is Miami affordable? Housing is above average for US cities, but food and entertainment can be cheap if you eat at ventanitas and Latin cafeterias instead of Brickell restaurants. Monthly student budget USD 1,500–2,500 depending on neighborhood. Summer vs winter? Summer (May–October) is hot, humid, and punctuated by afternoon thunderstorms. Winter is perfect — 20–25°C and dry. Snowbirds (northerners who winter here) drive up prices November–March.
