Brisbane Student Housing Guide 2026: UQ, QUT & Griffith Accommodation Compared

Brisbane is having a moment. The 2032 Olympics are on the horizon, the city has invested billions in infrastructure, and international student numbers are climbing fast. For students, Brisbane offers a sweet spot: big-city amenities with a smaller-city cost of living — and 283 days of sunshine a year.

Brisbane’s Student Housing Market in 2026

The median rent for a one-bedroom in Brisbane’s inner city is AUD 480/week — about 30% less than Sydney. But pre-Olympic construction has pushed up prices in some corridors, particularly around Woolloongabba and Hamilton. Student-specific housing is still very accessible if you know where to look.

Brisbane Story Bridge

UQ St Lucia — The River Campus

UQ’s main campus sits on a bend of the Brisbane River, surrounded by some of the city’s most desirable suburbs.

St Lucia

The obvious choice. The suburb wraps around the UQ campus. Mostly older Queenslander houses converted into sharehouses, plus some newer apartment blocks. Rooms AUD 200–320/week, studios AUD 350–480/week.

Toowong

One suburb over from St Lucia, connected by the Regatta CityCat ferry terminal (a 5-minute ride to UQ). Toowong Village has a major shopping centre. Rooms AUD 200–300/week.

Indooroopilly

Further west but on the direct bus route to UQ. The Indooroopilly Shopping Centre is one of Brisbane’s largest. More family-oriented but excellent student sharehouses. Rooms AUD 180–280/week.

Dutton Park & Woolloongabba

South of the river, connected to UQ via the Eleanor Schonell Bridge (Green Bridge) — a dedicated bus and pedestrian route. Woolloongabba is seeing rapid apartment development ahead of the Olympics. Rooms AUD 220–340/week.

QUT Gardens Point — CBD Living

QUT’s main campus is right in the Brisbane CBD, next to the Botanic Gardens.

Brisbane CBD

Walk to class in 5 minutes. Modern high-rise apartments dominate. Studios AUD 420–600/week, one-bedroom from AUD 500/week.

South Bank

Across the river from QUT Gardens Point. The cultural precinct with GOMA, QPAC, and the man-made Streets Beach (free!). 10-minute walk across the Goodwill Bridge. Rooms AUD 240–360/week.

Kangaroo Point

Between the Story Bridge and the cliffs. A mix of older apartments and luxury new builds. 15-minute walk or one ferry stop to QUT. Rooms AUD 220–340/week.

West End

Brisbane’s bohemian quarter — vegan cafes, weekend markets, and a strong community feel. 20-minute walk or one CityCat stop. Rooms AUD 200–320/week.

Griffith University — Nathan & South Bank

Griffith has two main campuses in Brisbane: Nathan (south) and South Bank (CBD-adjacent).

Nathan/Mt Gravatt area

The area around Griffith’s Nathan campus is suburban and affordable. Mt Gravatt has a major shopping centre and the busway. Rooms AUD 180–280/week.

Sunnybank

Brisbane’s Asian food capital. Incredible Chinese, Korean, Japanese and Vietnamese restaurants. 10-minute bus to Nathan campus. Rooms AUD 170–260/week — some of the best value in Brisbane.

Getting Around Brisbane

Brisbane’s public transport revolves around the CityCat (ferry) network and dedicated busways — buses that run on their own roads, bypassing traffic. The TransLink go card caps fares at AUD 10.58/day for students with a concession card.

Pro tip: The CityCat isn’t just transport — it’s a tourist experience. A trip from UQ St Lucia to the CBD on the ferry at sunset is one of the best free activities in Brisbane.

FAQ

Which Brisbane suburb is best for UQ students?

St Lucia for walking distance, Toowong for convenience and amenities, Dutton Park for the Green Bridge commute.

Is Brisbane really cheaper than Sydney and Melbourne?

Yes. Your total monthly living cost in Brisbane is about 20–25% lower than Sydney, mostly due to rent. A shared room near a Brisbane campus averages AUD 220 vs AUD 300 in Sydney.

Will the Olympics make Brisbane housing more expensive?

Short-term rental demand will spike in 2032, but the bigger impact is the infrastructure construction along the Woolloongabba–Hamilton corridor. If you’re studying before 2030, the effect on student housing is minimal — it’s mostly affecting luxury apartments.

What’s student life like in Brisbane?

Laid-back, outdoorsy, and social. The South Bank lagoon, Lone Pine Koala Sanctuary, and weekend trips to the Gold Coast or Sunshine Coast are standard student activities.

Does Griffith University have on-campus housing?

Yes — Griffith University Village at Nathan campus has studio and shared apartments. Apply early (October–November for February intake) as spots fill fast.
